For “suburban/rural properties” outside of the city limits as identified by a route & box number or a 5 digit street address, add  for extra time and travel required to research and physically verify the comparable sales.
 
For Weston Mountain, Tollgate and the various mountain recreation areas of Umatilla County, add a  travel & research fee.
 
There is an additional  fee for appraisals based on a hypothetical situations such as:
 
  • Proposed new construction appraised from plans
  • Only valuing the improvements and first 5 acres of a property or
  • The value if the planning zone were to be changed
 
Appraisal consultation, including expert witness, is billed at $60 per hour.
 
Other work, inspections, or forms (CIR & 442) are fee by quote.
 
Luxury estate, historical, complex properties (i.e. Multiple improvements, multiple tax lots, or parcels larger then 5 acres) or loans with a transaction amount of over $250,000 command an additional
