Coverage and Fees

Our base fee for a non-complex, conventional loan, single-family residential appraisal in the local area, completed on the 1004 form is $475.

Other Form reports have the following base fees:

  • Manufactured Home Form 1004C = $525
  • Form 2055 exterior only or drive-by inspection = $375  ($365 inside Pendleton)
  • Form 2075 exterior only = $125
  • Form 2070 exterior only = $150
  • Form 2070 interior inspection = $225
  • Desk Reviews = $250
  • Form 2000 Field Reviews in the local area = $375 ($365 inside Pendleton)
  • Single-family FHA appraisals in the local area are $525 
  • Income approach (forms 1007 & 216) for a single-family house adds $200
  • REO assignments add $100
  • Exterior Pre-Foreclosure assignments add $25
Form 1025 Multi-family report base fees are:
 
  • Duplex = $700
  • Triplex = $800
  • Fourplex = $900

As of April 1, 2009, the Fannie Mae 1004MC - Market Condition Addendum is provided with Fannie Mae forms 1004, 1004C, 2055, and 1025

For “suburban/rural properties” outside of the city limits as identified by a route & box number or a 5 digit street address, add $25 for extra time and travel required to research and physically verify the comparable sales.
 
For Weston Mountain, Tollgate and the various mountain recreation areas of Umatilla County, add a $100 travel & research fee.
 
There is an additional $25 fee for appraisals based on a hypothetical situations such as:
 
  • Proposed new construction appraised from plans
  • Only valuing the improvements and first 5 acres of a property or
  • The value if the planning zone were to be changed
 
Appraisal consultation, including expert witness, is billed at $60 per hour.
 
Other work, inspections, or forms (CIR & 442) are fee by quote.
 
Luxury estate, historical, complex properties (i.e. Multiple improvements, multiple tax lots, or parcels larger then 5 acres) or loans with a transaction amount of over $250,000 command an additional $100 fee.
