Cities in the following ZIP codes are in remote areas and require additional travel time and market research. Additional Fees are as follows:
For “suburban/rural properties” outside of the city limits, as identified by
a route & box number or a 5 digit street address, add $25 for the extra time and travel required to research and physically verify the comparable sales.
For Weston Mountain, Tollgate and the
various mountain recreation areas of Umatilla County
add a $100 travel & research fee instead of $25.
There is an additional $25 fee for appraisals based on a hypothetical situations such as:
- Proposed new construction appraised from plans;
- Only valuing the improvements and first 5 acres of a property or
- The value if the planning zone were to be changed.
Appraisal consultation including expert witness is billed at $60.00 per hour.
Other work, inspections or forms (CIR & 442) are fee by quote. Luxury estate, historical, complex properties (i.e. multiple improvements, multiple tax lots, or parcels larger then 5 acres) or loans with a transaction amount of over $250,000 command an additional $100 fee.
